My investors like them because few regular home buyers will want to put up with the hassle of waiting for months to close.  

We just began this process and have done all of the regulars (joined REIA and a lot of other networking functions) Preferably we're looking for private equity financing but flexible to talk about whatever.Anyone have any suggestions of places to network?

They flip and/or wholesale a few houses, get a show, shamelessly self promote themselves, then pimp their name out, sit back and collect massive fees.

Turns out I could borrow money just fine as long as I didn't go through my regular bank.  

I doubt he does that as a regular way of finding deals. 

It's morphed into a regular loan that's risk based and with higher risk comes higher interest rates and points.  

But we do think this is the hottest we've seen the market, but because the price points and barriers to entry are still relatively low, I regularly meet people who are just now starting out and are excited about local investing.Thanks for asking that;  gave me something to mull over while enjoying my coffee. :)
