Is there a way to start your real estate portfolio or a business without having collateral or mixing personal finance’s?

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

I'm always on the lookout for new deals and strategies, and lately, I've been focusing on off-market groups for flips. I'm curious to know how others are finding their investment opportunities.
Do you guys have a go...

Title insurance does not represent the status of title to real property, and an insured cannot rely on the title policy to represent the title.

Do you have any other real estate you can borrow against?

If you own real estate in your own account and are just building wealth to pass on to your heirs, it works great. 

In some areas 1/2 - 1 months' rent is paid to any agent that brings a qualified tenant.

This is how it is supposed to be handled but some lenders have overlays or loan officers are not aware of the actual guide lines or rules depending on their organization or who they are selling the loan to in the correspondence channel.I have come accross this several times you simply make the underwriter aware and in some cases the agents and appraiser are informed as well in case there is a need for an outside LOE letter of explanation. 

I'm not bold enough to buy real estate at negative leverage - few deals in my area (and I presume, Manhattan), are trading at "Cap Rates" greater than 7%.
