Yep, Wayne got it right, HOA lien doesn't get wiped out, and they can come in without a lien and ask for money, and you have to be careful cause some of them add a ton of fees in when they aren't supposed to also. checkout Florida "super lien" statues

We aren't committed to switching CPAs at this point, but the thought keeps coming back to us of wishing we had a little more so we've decided to see what other options there are.As far a local or non-local, I don't care about their physical presence as long as they are able to handle the state and local taxes.Our ideal CPA would be more like a business adviser rather than just a tax preparer.

But if you intend to hold it as a rental, now is as good a time as any to refinance, and the hard water and sewer issues aren't going to be visible to an appraiser, so they should not affect the value, per se (admittedly, they might hold up a sale based on inspection results, but they should not really impact an appraisal).

Even though city employees usually aren't allowed to make recommendations for specific companies (due to conflict of interest), they can give you information on civil engineering firms, architects, and/or developers who have worked on specific projects in the past via a public records request, or you can simply ask.
