I attended my first meetup in Raleigh this month and was quite pleased with the quality and quantity of people there.

These can be the one's where no matter what - we end up not being happy with the rehab and the quality level.  

If you want something you can build significant equity in through a rehab, I would suggest looking into the surrounding suburbs such as the west reading/wyomissing areas where the good schools are that could can get higher ARVs and rental demand from higher quality tenants. 

It was nice to get to put my tenant screening plans to the test.

We have something called an "inspection period" where the Buyers have the right to conduct any number of due diligence actions (conduct the necessary inspections, collect paperwork, feasibility, collect bids) to make sure the property is sufficient in quality, condition and use of the Buyer's intended use. 

New Construction aside...which is of very poor quality here...we have a ton of properties available that are class C.

A quality wholesaler can get properties under contract for lower than anyone else can provide them for, which is why they are so good at selling properties.

We are in the same boat, although we've had applications they were of some of the worst quality I have seen.

The contractors need to pass a drug screen before they can enter the refinery.
