You'd likely be better off with 1 small multifamily here in san diego for 900k to $1.3M range vs 10 single family homes in a random market at 100k a piece.  

The best call is from someone who says "Yeah my dad paid it off years ago before he died and I need to sell it as soon as possible."

The earlier you start in your RE journey, the better off you will be in the future.

Bounce questions off your realtor as well as they have access to the MLS.

This property alone throws off a few thousand dollars in cash flow each month.
