same place though NO ONE who is just about to lose their house will be in a position to sell it to you for zero or next to nothing down.. by the time the bank post the foreclosure the least I have seen just to bring it current is 7 to 10k with many times it being double triple or more.. so you need those funds at least.If you don't have those funds liquid and know how to do this.. you need to educate your self.. what I would do is go to the courthouse if your in Birmingham area you will see many folks.. the ones that actually bid are the real players there is always 80% of the audience is like you .. just trying to learn... go introduce yourself and see if you can bird dog for them to get the knowledge.I fund courthouse step buyers in Birmingham we buy 3 to 5 a month in that market.. some months nothing but pretty consistent.

This makes it harder for FSBO's to sell because the vast majority of their buying market is now being represented by agents who are not looking at these sites.So the irony is that, not only are new players entering the market fighting over the 12% of unrepresented buyers, their mere existence is reducing the size of that market.

and my clients had to let them go back to the bank.. their PDX held firm did not go up and softened but rents were consistent ...by 2011 those PHX 4 plexs were listed at under 100k each down from 350k not sure where they are at today..the props they bought from me in PDX held and are right at or exceed the 2005 they paid for them... so its regional.biggest issue with big players was NO lender was making loans in 09 many loans balloons were due.. nightmare scenario.. you can imagine the calls i got as a lender and I could not help them way too big for private money to handle.

Got to med school, into option trading, and then quickly realized nothing would make as much guaranteed capital for me as my career would.My two cents of advice is prioritize education, preferably in a useful field that can make you a high W2 earner if all else fails - engineering, medicine, etc.

Because what once was an area with 70% of the housing stock being 2-4 units it is now less than 50% because developers are converting the 2-4 buildings to SFH and selling them to Cubs and Blackhawks players with kids who want to go to a top rated school.
