Then, if someone wants to show i require a picture of their driver's license and phone number. i then give them the code to the lockbox with stipulations to see the property between the hours of 7 am and 7 pm. they can see at their own leisure, they just have to let me know when they are through. i do inform them someone will be swinging by afterwards to check in (i dont specify when). i adapted this from my property manager (i have a PM for long distance properties, but self manage the local ones). she has used it for years with no issues. i still swing by the property periodically to make sure everything is okay, but it prevents having to physically be there everytime someone wants to see it.

I'd give her the $300 even if she did not have the paperwork because it is likely that she did pay a deposit and after that period of time, the house will need a complete renovation anyway. 

I am being told that the closing costs can be wrapped into a second mortgage in Texas via "first time home buyers assistance program" that is forgiven after a 3 year period.

I'm primarily looking for down payment assistance so I can purchase more in a shorter period of time.

I believe adverse possession in TX requires open and notorious possession for a period of years, three, five or ten depending on the circumstances. 

Check the contract for any 'hooks' like them wanting to be the default selling agent if you sell; even after termination for a set time period. 60 days notice is too long in my view; my PM did absolutely nothing after I gave them 30 days notice, don't need that for 60.
