We are huge fans of solar and put it on our primary residence, the numbers make sense for our purpose but I would have a hard time justifying putting it on a rental unless it was a MFH where I, the landlord, payed the electric bill.

We pay for landscaping and the oil bills, which is roughly another $300/month averaged over the year, leaving us with a $600 month ‘profit’. 

Of course, we will be having our local lawyer take a look at the lease.I'm hesitant mostly due to the overwhelming legal power and experience that this tenant would have compared to our small LLC.

Don't just work when you need to pay the bills. 

And they are legal lots, tax assessor even notates it on my bill.

These are inherited tenants, and this is clearly a power play against you, "the new guy" to see if you can be pushed over.
