Do you get a loan servicing company or does the buyer pay you directly?

@Ryan Overcash - We have a few clients active in RM and Wilson.

I like it because it is free, the tenants can pay online, it is automated, etc. 

Risk tolerance, price point, level of rehab, and exit strategy to name a few, I discuss all of this with my clients.

Also if a tenant doesn't pay what happens?  

I will definitely keep that in mind.Currently I'm just trying to find gain more insight on the program I already happened to pay the initial starting fee for.

I get them for free, but maybe non-realtors have to pay for it?  

Please correct me if anything I say about my plan is wrong and I'm willing to learn/listen to more advices here.I'm currently living in PA will be paying off my house this year (only $20,000 left).
