I am now retired from aviation my partner still has the bird and our hanger.. when I do want to fly I rent it from him and take a safety Pilot with me.. just someone to ride with really. 

These increases in these market will potentially make it more difficult for an investor to find quality properties at a reasonable price so it most likely will make sense for an investor to be patient until the right deal comes along.

Be patient and look for the right ones. 

Safety should be the #1 priority at all times.

It worked out really well because with me investing some of my own money, it put pressure on me to work hard and gave me motivation each day, but by investing with a seasoned investor, I had a safety net and someone to go to with questions. 

After a negotiated price the city shut the property down for safety violations.

Just keep in mind that you are paying for that "safety" with foregone profits, it isn't free.

Hoarding is both a fire and general safety issue.
