If they have to ferry down and back every day this will obviously increase the price, if for nothing the pain of doing that every day.

Paint lasts around 5 years in a rental property, so if the pain job is older than that, you really can't charge anything.

Again I emphasize this is for guys who want to create passive income overtime there will be short term pain.  

But if I had sold in 2009, there would have been some pain.
