Finding a job in real estate right out of college

Sammy Martz
Posted

I’ve recently finished college and took a job in logistics. I’ve had a desire for real estate and have my pre-licensure certification. I am really struggling to find a starting point for real estate. My future goals are investing in rental properties and working toward passive income. I think starting a career in real estate would be very beneficial in learning and developing my skills. I feel like I’m wasting time with my current job because I am not passionate to learn the business and put in the time to be successful. I think jump starting my career in real estate now is the best way to set myself up in the future. Please reach out with any suggestions or tips on where I should be looking/who I should be getting in contact with.

So, my biggest consideration for you are the terms "active" and "passive." You specifically state a goal of passive income - but then want to shorten the path through active income. Being an entry-level property manager or apprentice in RE doesn't often pay much (from those I know that have gone that route). I don't know what you do in logistics, but if you do make, or have the potential to make a decent living, that job could allow you to house hack, it could allow you to use turn-key companies to buy out of state for cash-flowing rentals, or even use your extra capital to fund other peoples projects (and tag along for experience). All of those are "passive" cash flow routes. You could jump in to be an agent and realize you hate paperwork and jumping at a picky clients every desire when they just won't "buy a house already". There are so many avenues you can take, and I didn't go the early life route to RE investing, so I can't say what choices you should make. I can just advise to a) look at your ability to live and b) look at what you really want your live to be and then create a path so the two merge down the road.
