As a fix and flip, this is too thin.If the neighborhors fight you, you will have to evict them.  

But I am down here on the street fighting for leads in multiple markets throughout the U.S.  

You could go down to the tax office and get one of the clerks to show you how to research titles and liens...pick a property off this month's foreclosure auction and go down and ask rhe county clerk desk person how to check to see if that property has any outstanding liens.  

The bonus to this is that you have more agents fighting for your property and to show off so that in hopes of one day getting the exclusive from you.

I had to fight back some laughter in the coffee shop I was in.

If you are not buying a newly built complex, plan on putting up hefty reserves up front and fighting to get that money back once you complete required work.

Mark Forest The appraised or market value of the property needs to be greater than the outstanding dept ranked ahead of the junior lien (primary mortgage and any second mortgage) on the property.  

But good luck getting that with an outstanding balance of $170k on the mortgages.
