You are free to offer them a discount and a payment plan, but this is not going to be on their mind now that they're losing housing. 

You should charge the market rent in the area you are in based on what you are offering.

This may be an overly ambitious strategy considering that I am inexperienced in both DIY and sales contracts, but in theory it seems like a very efficient option.
