It’s a little worrisome that the property is being delivered vacant if it hasn’t no issues — RSO is tenant friendly.Without viewing the property I couldn’t share my thoughts.

You can't shop around for furniture, you have to buy things sight unseen and have them delivered and hope they are good quality.

My attorney sent a notice to vacate letter delivered to tenant before end of January that required them out by the end of February.

Have you tried having an open conversation with the tenant and discussing a raise in their rent (if not a rent controlled or rent stabilized unit) and/or offering them relocation fees or incentive fees to deliver the apartment vacant? 

One, you know what a fiduciary is and thus you will expect that delivered to you.  

The notice should be delivered by certified mail, and should state the following:This is a notice of my intention to impose a claim for damages in the amount of _____ upon your security deposit, due to _________.

Title companies out our way also send a courier to our office to pick up checks and deliver checks or original docs etc..

Because of Covid, material prices are currently highly elevated and some things are unavailable for weeks...depending on your area, you could wait 5 weeks for a fridge, dishwasher, stove etc.... when normally you could get them delivered within a few days.Certain townships are easy to work with and others are not. 

You never have to leave the site to pickup materials, nor are they delivered.

Instead I put it all into this property which was able to deliver a 222% total depreciation on my K-1 report which more than offset the capital gains from selling those other properties.
