For both of them cases, just send them a notice that you wont be continuing the lease and they have to move out by some date down the road, just make sure to give them the time to move out per the law, normally 30 days.

Does anyone know how to get a list of landlords or possibly a list of eviction notices?

Maybe it's because everyone wants to be ITP, but it is a trend I've been noticing.

We are pet lovers and have a small dog and noticed it was very hard to find rentals ourselves that were pet friendly in our area (Manayunk/Roxborough).

Once I’ve done that, I want to focus on making more payments on one of the properties to decrease my risk and then move on and buy some more.

IE pre lien notice in certified mail.. and filing of Lien within the statutory time limits  .we deal with it monthly frankly.. but of course we pay our subs and vendors.. and we do not do work for others.
