Zoning is r-3 to r-4, good neighborhood.

Needed lots of work but loved the size/sqft and neighborhood.

My neighborhood is nice, very very friendly people, some dirtbags every so often, mostly litterbugs.

It's in an up-and-coming neighborhood and a combination of working people and college students currently rent it. 

I used live in Westchester County, I recognize this type of homes in an old neighborhood. 

Is it worth dealing with horrible tenants in a bad neighborhood for the cash flow? 

Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.Don't buy in the roughest neighborhood in the urban core.

However, once you find a target market you might get the best info by calling a few property managers in the area and getting their advice on what tenants are looking for, which neighborhoods rent well and what kind of tenants they attract etc. 

Drive around the neighborhood on a weekday at 10 AM.

It will take all of 5 minutes.How can I watch auctions - Find out when one is happening (local newspaper, clerk of court postings, auction.com, etc) and be there at the designated time.
