I put on a listing on WED morning and we've had 58 showings scheduled and 40 groups through our first Open House today.

This house just hit the market this morning, and within minutes every showing appointment between 11-7 tomorrow was filled up.

The next morning, after a horrible night's rest, a friend of mine messaged me and told me "you shouldn't even be guessing repairs on the house until you've seen it in person and getting a contractor to walk it with you."

I just heard an ad for a water submetering company on the newest bigger pockets podcast this morning-- I will look into it.
