How do you make your LOWball offer? ($8-12k)

Basically almost a full gut inludinf most mechanicals and some foundation.So...I'm a pretty good salesman when it comes to AV stuff, and getting motivated sellers to come down on their price...but I've never had the balls to offer 10 or less.Help me grow some, and help me with some ideas on how you make those low offers?
