My second flip has kind of been a nightmare, I have had 2 contractors walk out on me, but for the most part I have been only purchasing materials, dealing with the contractors....lets say 5-10 hours a week...I probably have 120 hours in that one and we stand to make $15,000...$7500/120=$62.50 per hourMy 3rd flip I hired a contractor I can trust and that I don't have to baby sit...I really only go over to the house 3 times a week for about 30 minutes...I have had to make 4 runs to Lowes to buy bulk orders, but that has been about it...we should make around $25k on this house and I bet I will have 60 hours in management time...$12,500/60=$200 per hour...

Here in Texas renters typically pay for everything - all utilities- water, heat, hot water ect.

He works on anything held in the 401K(s) & I just 'advise' but I pay for all work/materials from the 401K.As per my recent IRS Audit I did show that the properties were purchased & renovated using an arms length 1099 contractor.

I would get access to all their contracts and scope of work documents and written materials they use for evaluating and estimating costs on properties.The second half of the instruction would be a series of tours of their current rehab projects ( they said they generally have 10 to 15 going at any time) and properties which they are considering purchasing as flip projects.2) Guidance through 5 flip projects.

Usually, the lots are split and that's the extent of it, the builder has to bring in utilities, put in curb/gutter/sidewalk, etc.

utilities split by 4" in winter time, when bills are high due to use of heater, it is true, but as soon as bills go down utilities become "fixed" all of a sudden for the amount you paid in winter time."
