Bottom line in my opinion is that the splits need to be fair to both parties to create win-win situations.Regarding the refi and investors exiting, everything was disclosed in the agreements like the PPM that upon refi the investors exit the deal so in this case all the investors knew getting in what the end result would be.

Yes there are waiting lists for section 8 housing, however the properties will be inhabited by the lowest common denominator resulting in significant abuse of the rental property.

Personally the only reinvesting in stock market that I will start considering if I ever live from my real estate cash flow,  is contributions in a IRA or better in a ROTH IRA.My thinking is this...right now as an employee I contribute 5% in a 401K plan to get the 50% match of my company (I will not say no to free money).
