@Matt Gragg If we move the sink to that location we will have a cut out in the cabinet base for the cleanout and build a clover for the clean out that matches the cabinet.  

@Ben Pohle, It's a 5 year look back so you could actually live in it for 2 and then rent it for 3 and still claim the primary residence exemption (be very careful to match dates).  

This home was large, but a basic builder grade home, no special amenities besides fireplace, small bedrooms, small kitchen, basic appliances, cabinets and countertops, basic bathrooms, cheap carpet and vinyl flooring, etc. w/ sale price of 129k.He then made net adjustments of -2%, +23.5%, and + 21.1% to match amenities.After receiving the appraisal, I emailed him addressing my concerns that two of the comps were too far off compared to my home.  

However, the two properties are currently two separate and distinct properties making them each a 1-4 unit subject to comparable sales valuation.  

In ten months the bank will match up to 7,500 dollars that I save which I plan to use for a down payment.

Unfortunately both scenarios you describe do not match that intent.  

I had the pink bathtub (and matching toilet, sink, and wall tile ALL AROUND THE BATHROOM) in the first house I bought years ago.

It shows that the Austin metro area employment base is growing steadily but we are certainly in need of more employees to match that growth hence the low unemployment. 

Windows can be repaired, I DIY but someone should be able to fix all your window issues for far less than new windows that won’t match the rest of the house.
