My question is mainly because I want to do an owner occupied investment property to start, and I want to find ways to make money on the first deal.

My main interest is finding something on my lower budget (250k) that would be easy to rent when I move.

Hopefully I can one day become self employed and make REI my main source of income. 

When all 18 are paid off it will bring in 90-110k(after 20% off the top for main,vacancy,etc...)

I've mainly been focusing on REO and short sales listing which seem to be duds.

I started my real estate journey back in November 2016 so many completed items (mainly educational) are not listed. 

VA loan has to be used for your main residence, and in General they only allow each individual to have one at a time, It is very comparable to the FHA loan.

But the main thing is call back your people that are responding quickly and put in a phone number where you can be reached. the email thing is such a round robin when renting, hopefully this will increase your leads and you'll rent it right away...
