I don't know how I'd handle someone giving me a look like I'm crazy because i handed them an offer on a napkin and assured them it's okay, 'my buddies on bp said it's cool, no lawyers needed, we can do this, idk exactly how but I'll Google it tonight'. but just don't quit.

The brother of the seller at the last minute said he wasn't happy with the deal and wanted more money even though the estate and proceeds were set in stone.The lawyer for the seller got involved and send a compliance notice to the brother.

I suggest finding a CPA and a lawyer that have worked with real estate investors in the past (there should be good contacts through your REA) and discuss what will best fit your needs in regards to setting up your entity.

You can take my lawyer's advice and name it something that won't scream "sue me, I've got money" like Real Estate Equity Millionaire Investments, LLC or any other similar nonsense. 99.999% of real estate investors will never build a brand so trying to pick a name that you think will be a great brand is also a fruitless waste of your time.

There's no doubt that it takes certain unique skill sets to maintain one's equanamity in this racket.But speaking from experience, I know there are worse ways to earn a nickel, and worse people to deal with than evil tenants, mendacious lawyers, petty civil servants, obstreperous bureaucrats, dishonest vendors, thieving contractors, lying business partners and ......Geez, maybe I better rethink this whole thing.

It is just as fast and saves mistakes by going back home or to your office and taking the time to fill it out and PDF it over.If they are smart they are going to have a lawyer look anything over before they sign.
