If you plan on managing your properties at the beginning that is fine, but you never know what the future holds and might not want to when your portfolio grows large enough.

As you add money to the deal through capital improvements, repairs, etc, etc, your COC return would come back to earth but still be very large.

Its simply a way to get a few grand out of your pocket and into theirs for a bunch of largely useless educational material.

As you scale your business it will become increasingly more difficult to allocate your expenses to the proper rental or business if expenses are running through your personal account.  

And you don't have to dip into outside exchange funds to do the roof.I'd say those two things along with the hope for a lazy inspector who forgot his ladder tip the scales to wait and see what the inspection says.

@Paul LaSpinaI think it depends on the level of trust you two have, how the voting power is divvied up, & whether or not YOU feel a 50/50 split is fair.We syndicate large multifamily apartment communities & typically raise over 1MM from our passive limited equity partners.

Not sure if I will use it for a large portfolio since it lacks some things that I like from other paid softwares; however, for a small portfolio it is great being free.
