Hello BPI was with my aunt earlier and she told me about a lady that lives in a mini mansion in a nice part of town...My aunt told me she was behind on her taxes (3 years)...I'm a newbie and have no RE transactions under my belt...To be honest I'm not sure to try and wholesale it or lease option it and I don't personally have any/enough money to pay of the taxes...What should I do all feedback welcomed  

What if the prospective tenant takes the key and then drags some lady into the property and sexually assaults them? 

Otherwise you're looking at the standard 20-25% which might price you out of your market.I would watch HUD homes, and REOs that are offered to owner occupants first.

Who knows, it could be your anslysis could have some error or assumption to it that is missing the mark.Bid your highest and best, and if you really want this property watch for it because if you are patient it might come back on the market again - after all, it fell through for some reason once before, and that could happen again.

Watch out for fine print that requires an additional fee at closing.
