I recently got stationed near my home town and have taken the opportunity to get my real estate license and prepare to transition out of the Marine Corps to full time RE agent/ Investor.

The house is two story home with laminate flooring all through the house except the bathrooms and kitchens, I have been taking a very good care of it without any scratches so my concern about renting it is if the floor gets damaged and I have to redo it all over before putting it back on the market along with do HVAC repairs (It is 12 years old system and running great but I am sure in the next few years will need some care in Texas heat).Currently, I live like 12 miles away from this house, Any thoughts would be appreciate it.

Spring time real estate always pics up so you want to build your pipeline 3-6 months ahead.

I think kitchens without the necessary equipment are a big issue.

I'm considering adding another full bath room and in unit laundry in current the kitchen area.

Each unit will have two bedrooms, one bath (shower/tub), small kitchen, living room area, small dining and desk area, private porch, and a common space in backyard. 

So if it's missing a kitchen, a furnace and someone broke in and stole all the copper pipes before it hit the market, lender might not be able to get you that 5% down loan on it.
