I'm looking for B/C class properties 5 to 15 units preferably mostly 2 bed units with pitched roofs in MSAs with good job and population growth purchase price between $400k and $900k and a cap rate of at lease 7%.

It's possible that the lender may do a little better if they list them each individually but foreclosure seems like a bad path for them.

Some people prefer the much more "informal" letter of intent (LOI) and some just write it up on a purchase and sale agreement and submit that as an offer.

There is just a little less room for error when dealing with a smaller park as you don't have as many lot to absorb a vacancy or an increase in water usage(even if you can collect)..or some repairs to do etc.Good job on negotiating them down so far...for me i will still have to go lower and look something like this....200*18*12*.5/.1=216k purchase priceI prefer to pay lower than this based on a smaller park and limited upside potential based on your observation of market lot rents.

I actually prefer shorter terms as it is easier to pull out equity on the anniversaries ... all of ours are 3-year and 5-year.
