Has anyone ever targeted people looking for a job? 

My retirement account is a Florida state retirement fund (so, I would have to quit my current job and possibly pay taxes and applicable penalties on the 70k and, there is a 3 month waiting period once employment is terminated).  

The fact that you're investing from a distance doesn't improve the situation. 

Hello BP community.After getting married, first home (townhouse) into second home (SFH) and job stability I am finally ready to acquire my first rental property!

All my carpet jobs have been small and either wouldn't have qualified for the specials or hd couldn't get me scheduled fast enough, so I haven't actually used them to know if this is true.

(this is the only thing we need to negotiate - EQUITY)I will send the seller a contract of sale (and a copy to you) - I always use my "Skinny Contract Offer" at a price we both agreed to -  Your job will be to get comps - look at the property - make an inspection and determine that the offer I make is at a price where we can make a reasonable equity profit.

If you feel that the exterior even needs painting, Joe the Painter (assuming he has previous experience) can bid on that job along with other painters.  

Reverses can work with timing issues, needs for construction or improvement or if you're wanting to double dip appreciation and cash flow for a period of time.  

The inventory is very low for multi-family in my market but rents are good and in high demand with a quality, stable job base here in our rural community.I have an opportunity to purchase a multi-family property from a gentleman who wants out of the business.  

I am willing to do JV's and work for free for more experienced investors in exchange for on the job training.
