Once the lease goes month-to-month, if he gives a 30-day notice of his intent to vacate, simply explain that the notice must be signed by both of them, because cancelling the lease is cancelling the entire lease, and unless they both move out and relinquish their claim of residency in writing, they both remain fully responsible for the full amount of rent.

Good stories.Some states are cracking down, I predict they all will as they catch up with trends.As mentioned, most use a purchase contract, without the intent or ability to buy, mislead the seller, find another buyer and assign the contract for a fee, the buyer then buys from the seller, if the wholesaler finds a buyer.
