I do the math to figure out these ratios for each applicant which is harder than you think sometimes with people working multiple gig type jobs with inconsistent income because then you also need their tax return to calculate factor their expenses in.

There is certainly opportunity there, but you have to keep in mind it's more of a long play in terms of when the area will be more of a C or B type neighborhood.Another area that comes to mind when people say "South Dallas" is Oak Cliff.

They have groups/meetings for all types of real estate investing strategies. 

It would be ideal for us if we could buy another house in Jacksonville, (possibly do a house hack there), and keep this property as an investment property.
