@Jack QuinFor us, a 530 credit score is a no-go from the start. 3x income is great, but they do not pay their bills.When I self-managed and listed on Zillow or any other platforms, I usually would initially assess people by speaking to them on the phone. 2-5 minutes on a phone call with a prospective tenant will give you a good idea of what to expect.

Could help you to branch out into other neighborhoods.Some of these ideas came from when I helped my parent move... 

:Class A Properties:Cashflow vs Appreciation: Typically, 3-5 years for positive cashflow, but you get highest relative rent & value appreciation.Vacancy Est: Historically 10%, 5% the more recent norm.Tenant Pool: Majority will have FICO scores of 680+, zero evictions in last 7 years.Class B Properties:Cashflow vs Appreciation: Typically, decent amount of relative rent & value appreciation.Vacancy Est: Historically 10%, 5% should be applied only if proper research done to support.Tenant Pool: Majority will have FICO scores of 620-680, some blemishes, but should have no evictions in last 5 yearsClass C Properties:Cashflow vs Appreciation: Typically, high cashflow and at the lower end of relative rent & value appreciation.

I hate the idea of wholesaling but gonna give a shot for the sake of building capital.

I am ready to start investing and make a move but I feel like I'm all over the place with ideas and I'm having a hard time coming down to one goal/strategy.

Just make sure you send a proper late notice, offer a quit notice with amount and final due date.

The vibe I got from the initial talk sounded like they assumed the cool areas of ATL proper would be sought after…maybe by the more established, high paid actors.
