It is a very hot market where rentals are up, and houses sell FAST.

We got outbid on some less nice, higher risk places the previous few weekends, but just got lucky that there was a weekend full of hot homes and one fell off the radar of the other bidders.

You can also hit up a few friends and/or relatives for personal loans, even though its' not the best way to go, sometimes it's the ONLY option.I'm still a firm believer in finding a hot deal is the best way to get started.

Then it broke again later and took several days to replace.I thought it was crazy to get a call from a multifamily with no heat or hot water and blow it off for 24 hours.  

Also, granite can crack from hot items being placed on them.

There is a screaming hot deal on a property where you would need no more than $25K all in plus the new property meets all the other rules you operate by.

You are pretty close to those hot spots.. and maybe you like to spend weekends there too.

This is especially true in hot markets.

There are certain areas that are very hot, but just a few blocks away you could find yourself in a very rough area.
