Also, it is very complicated to find a property that cash-flows positively after deducting debt service, monthly expenses, property tax etc On top of that, if an investor gets a 6% gross annual return on an overpriced property there is a hidden risk derived from having bought for too much money; experienced investors do know what properties are worth even in markets that are not transparent, where there is no public information available or no reliable information available about prices.

Here are quotes for what each is offering:AllState: $1,246.98 for 12 months, my rep with them said they offer 35% off landlord insurance (if bundling home and auto with them, which I plan on doing) so that sounds like it would be nice for when I turn the property into a rentalIscential Insurance Agency: $1,672 for 12 months, speaking with the agent who is an insurance brokerWith all quotes, I am making sure to get an RCV policy, Water Back Up and Sump Discharge or Overflow $20K Coverage and full dwelling coverage on Limited Hidden Water or Steam Seepage or Leakage (recommended this by my realtor in case of flooding).My questions are, what policies should I be looking for to best fit my investment plans long term?

I think it's more of, if you're an experience investors and want to participate in some forums, its hard to view the list of 100000 posts asking the same type of stuff from people who have never bought, vs. a much smaller amount of postings that might be more engaging.So maybe it's not something hidden from 'rookies' to VIEW...

You do need a copy of the current Rental Agreement and all addendums; a current Rent Roll or Delinquency report showing payment status, name and contact number/email for all Tenants; Security Deposit balances for each Tenant and instructions to transfer them to you at closing, along with any pro-rated, pre-paid Rents; and an estoppel agreement signed by Seller and Tenant confirming the key terms of the Rental Agreement.
