New Investor about to take the leap into my first Rental Property!

Hey BG community!

My name is Adriano. I'm a newbie investor looking to acquire my first rental property down in Tampa, Florida. I grew up in Tampa but currently live in New York but I feel the most comfortable investing down in Tampa as I have a lot of family there and know the area really well. I have been doing a ton of research on the ins and outs of rental property investing and have a question that I have not come across in the books I have read or the online research I have done. 


If you acquire a rental property that already has a tenant in place. What do you do to migrate the tenant over to whatever rental property software you are using to manage your property? Do you continue with whatever system of paying rent/maintenance the current tenant is used to or do you completely switch it up on them to what works best for you? I'm curious how others handle this situation and would love to hear how other investors handle this!

Move them to your system. I give them an introduction letter with contact information, instructions for paying rent, etc. If you scale and have multiple properties, you want all the tenants paying through the same system.
