If Tenant wishes to use these appliances, Tenant agrees to use themproperly in accordance with manufacturer instructions and assumes allresponsibility for their care and cleaning. 

Hey @Cyle Sicurella, I'm going to go against the current here and ask why you feel like you have a harsh deadline you need to stick to?

I have a business banking relationship as well as personal with Wells so perhaps I will start there.I guess this is typical, but the seller requires a contract before allowing viewing of the property, of course this would be contingent upon loan, inspection, etc. but I have yet to view property number 2. as far as property number 1 I have seen the units and their may be issues with gas wall heaters, but they are neat and clean with a long history of rental

On the rental side we installed a new HVAC system, did a minor kitchen reno, made some bathroom updates, and cleaned ... so much cleaning!

If we could clean up a few absentee landlords and bad apples it would be a different story   

The house was completely over grown, needed exterior paint, lots of clean up, light kitchen remodel, light bathroom remodel, etc. mostly cosmetic work.

Removed all the garbage, cleaned upon the yard, painted entire exterior, some new systems, plumbing, electrical, insulation.

The house was already a STR, but I spent ~$10k for light refurnishing, touch up painting and deep cleaning to make the listing more attractive.

Ours includes the applicant's character: "Applicant should be a courteous person who is generally clean and well kept in appearance, and demonstrates honesty, reliability, and follow through during the application process."

There was no will,and the property will need a total gut job, clean out, and major lawn work.
