My question is this: If I attempt to refinance out of the FHA loan, now that my PRINCIPAL has hit the 80/20 tipping point, does the lein from NSP count against the equity of the home, preventing me from closing on a conventional loan and cutting my payment nearly in half?

I predict half, or more, of these people are going to be shook out of the market, but in the meantime I have to sit in a holding pattern and wait for them to either be foreclosed on or sell at a loss.

Adding all things up, I ROUTINELY get to the conclusion that the listing is really worth about half of the asking price...Now I have to imagine that this is how MF selling/buying always is....So my question is, is it common practice to offer half ish of the asking price?

There is already a half bath down there but I think they might be thinking I'm trying to rent the basement or something which is my guess as to why they denied it. - He works all through out Hudson and Nj and seems pretty knowledgeable.Maybe "denied" wasn't the correct word for this part but we had some Hi hat lightings in one of the kitchens that got denied or additional information was requested due to potential fire hazard with the electric.
