My plan at this point is to grab some hard money, close quickly, and sell it to one of the buyers she mentioned earlier for 30k and make an easy 5k or so from just holding the property for 20 days.

However You can also look at if you can't find the properties you are looking for because of tight market conditions that can be a good time to improve your units, and when the market is looking worse you grab a couple more units.
