Hi all,If you move out of a househack and make it into a full rental where in my situation, 2 units are rented out.

Hello BP friends we are in Ohio considering remodeling a unit of a four plex and turn it into Airbnb.  

It's about as true a thing as there can be in investing.Is there any property in the United States -- not bought on a sink hole or something -- that isn't worth considerably more today than it was 20 years ago?

We own over 600 apartment units in Cleveland Heights, Lakewood, and Mentor OH, of which quite a few require rehab to bring to market rent.We struggle to find enough contractors for this work.I know that this is a common problem, but if anyone has any recommendations for contractors in that area, that would be awesome!

I'm going to cut to the chase: a so-called "contractor" had his employees do some work in one of my rental units.

I got called about two multi-unit duplexes there the other day. 

The competition around me is 1bd apartment units and other SFH that bigger or nicer than mine.

Question I have that I can't seem to find a clear answer on:I am going to finish renovating a property this spring, and would like to immediately sell and flip it using a 1031 exchange into more units.

I bought a 3 unit property in Los Angeles in 2020 and i'm currently in the permit process to turn into a 5 unit.
