We have tons of jobs coming to Arizona and it is a desirable place to live.Also, I heard that houses under 250K were at .8 to .9 months of supply. 

Both months of inventory and active supply dropped.

In my limited experience, I found that if you go through a "local" construction supply store you can negotiate bulk pricing with them.

Driving these levels up were a limited supply of available homes with high demand to own.
