Phoenix Market - Supply and demand

I spend most of my money in the Phoenix market.   

It is very hot still, I been selling my houses in 1 day.   We have tons of jobs coming to Arizona and it is a desirable place to live.

Also, I heard that houses under 250K were at .8 to .9 months of supply.  Can anyone confirm that number?    That would put supply at 1/6 of balanced market, insane.
