Our agent actually got a copy of the letter to the seller showing the net the bank needed for approval, then she ran real costs through a title company and came up with the absolute lowest asking price that would still net the bank what they wanted.

Here are the details on the photo:- High resolution (preferably RAW format, or a JPEG with nice white balance)- Very narrow depth of field- Neutral background, outdoors is okay - Wide angle, with lots of neutral space to the left of the subject- A real estate theme, of course- Well lit, sharp focus- Permission to use the likeness of the subject- With subject individual set off-center to the right of the pic, between 75% & 100% (See 2nd photo down on this page for the placement we're looking for.)The person who submits the winning photo (if any) will get a free copy of the BiggerPockets Summit 2012 Audio and the fame of being on the front page of BP!

You might ask the seller for a copy of their operating agreement, only that portion that specifies who has the authority to sell real estate or a copy of the minutes where such authorization was given to act in the deal.

I was at my first county auction yesterday and there were a lot of people with a general list with approx 75 properties listings that were suppose to be auctioned off day. granted many were postponed but to have that list that they possessed seemed really cool. i asked a guy where he got it from and he said foreclosure radar. lol i dont believe foreclosure radar has this auction list. not like the one he had, it was very thorough.with some secret ninja moves. i did happen to get a copy. and by ninja moves i mean by reaching into a garbage can after some one threw out a copy and this is what it look like. i've been searching and i did find one similar. but it did not as many listings for that particular day.

You can have the buyer pay the fee to you out of closing at the time you make your agreement and assignment but make sure that the closing agent receives a copy and the amount of the fee.

I'm not a Banker or Mortage Broker But what they want is for you to show a track a history of loan payments and a mature loan, If you have been paying the payment with a check for over 12 months, you can bring in copies of the cancelled checks, which will show history and maturity of the private loan.

Frank,On your situation with your dog, I would send a letter to the landlord, demanding your security deposit back, attaching a copy of portion of the lease where it says dogs were allowed in the house and LL initialed it.
