If you put up cameras to monitor other people, such as a camera by the front door to look for porch pirates, or one monitoring a back alley due to recent vandalism, the tenants would probably appreciate that.

People want it to be, it's very cool and hip, but really the masses just want nice clean, functional and affordable housing.

Also they may need proceeds from home to pay for other liabilities.but let’s be honest when a family member passes away do people want the money from the estate immediately or they thinking to get it paid over decades?

Then, how well you execute your strategy.Most people consider all costs prior to the rental being "placed in service" to be "start-up" costs that will factor into your COCROI.

I think the methodology of going out and solving peoples problems is timeless, but because the paperwork and instructions suck, and the material being almost 20 years old, I'd pass on this one.
