I would suggest approaching firms by saying something like "I currently own a 2 family but plan to buy more in the future and if I find the right Property Manager we would continue to grow with them".

The 3 unit cash flows $675 a month and is on town water and sewer but is in a less desirable neighborhood that is blue collar with much less chance of appreciation.

Rent controls have also led to a large disparity of prices between highly desired vacant properties versus those that are under-rented.I know there's several parts of Ontario with more affordable prices, but they are all at least a few hours' drive away from GTA.

So, of the place is a pig sty, then we inspect the apartment 1 or 2 weeks before then tenant moves and we have our contractors and cleaning crews lined to do their work like gang busters (whatever that means).We just started using zillow.com about a year ago to rent units and for a while we got some fairly desirable tenants and for the past few week's we've been getting the most-undesirable tenants.
