Even though she may be wrong about what the lease allows, I would MUCH rather just agree to part ways and find a new tenant rather than getting into a battle over what the lease allows and having to constantly worry and fight about it.

Either way don't leave her there,, hard to move on but at this point it's probably the best and easiest way to have her know it wasn't her fault she has to leave and fighting it won't be of any benefit to her.

It just seems to me that it would be easier to bring things up to or at least closer to market rents with a new tenant instead of fighting that battle with a current tenant who is used to lower rents.
