That's plenty of room for the lender to cover their fees (easily $10-15K if you fight the foreclosure) even if they sell it at a significant discount at the auction (maybe $80K).

There are 2 very dangerous cartels controlling the streets and its a matter of time when there are several more cartels fighting and shooting one another. 

They are my kids . ( eventually it gets done )   Having roommates is like having kids , they will be sloppy , lazy , they will argue and fight .

Slip and fall, trip over a root whatever, the dumbest things people sue over and now you have a negligence suit to fight.

This younger generation is used to fighting virtually over the internet or by text message.Person to person confrontation is very scary for them.Being a keyboard warrior is not.Just my observation of interpersonal skills in today’s younger generation.

Then spend hours fighting NYState sales tax inflated claims & ever escalting workers comp premiums.

It seems that its easier to train a blank canvas than to teach an old dog new tricks, who would likely come with their own ideas of how things should be (yep, I fight that everyday in my head). 

The government has wasted tax dollars on pet political projects or lawsuits fighting the federal govt rather than provided affordable housing, fixing roads, caring for the forests (to avoid all the fires), dealing with CA dams to avoid flooding, etc etc etc.

Checking your HOA docs and rules is a good idea too and maybe you do have a legal way out, but I would go with the apologetic approach first before fighting more aggressively.
