@Chauncey GlennI have many clients that live out of state and out of country.They find a good agent, virtually tour the homes or FaceTime with the agent on site, run their numbers and make an offer.They then hire a Property Management company who provides them a virtual owner portal and they manage their property virtually.Some investors will fly in for closing and a final walk though but, if they are out of state they either Uber or rent a car.In your situation you would Uber to the property, Uber back to hotel and walk to dinner.I don’t think owning a car is at all necessary for investing.

One of our two STR units we converted to LTR in the school year and STR only in the summer where even in the midst of the GR it was rented virtually every day in the summer (today it is rented virtually every day all year).There were many people that increased occupancy by moving in with friends or family, but the banks also had a lot of empty homes in my market that they were sitting on.
