It can look like wood and has absorbent qualities but I am unsure of cost/durability.

I prefer the look of wood.

If the property is wood frame or significantly dated, be sure to line up a termite inspection.

I'm in Florida so durable flooring is a must, but a wood-like laminate or vinyl is great.  

I am taking the steps I can to prepare myself as best I can for the adventure of real estate investing.I am focusing on three things currenlty:  (1) Reading (books), (2) listening (podcasts) and (3) watching (webinars) and hopefully in the near future I can find some people with common interest in my neck of the woods (380 corridor; McKinney/Frisco/Denton and surrounding Metro Areas) to meet and discuss and expand my education so I can take action when the time comes.  

Outside, there is some cement retaining wall work needed as well as wood siding painting/patching (or possible vinyl siding replacement?).  

I keep check out instructions, how to start a fire in the wood stove, how to use the can opener, dial 911 for emergency, closest hospitals, pharmacies, restaurants and liquor stores, etc.

I am thinking they are not very energy efficient and they use a lot of wood.... 

In my neck of the woods, the dog would die from lead poisoning.  

I think I'd splurge a little and get nice matching faux wood blinds for all windows on the front side of the house.
