Charging fair market rent isn't gouging - by charging half of market rent, you're subsidizing their housing out of your own pocket. 

I have the P&L for 2020 and the first half of 2021 and the numbers look pretty good as far as I can tell.My question is: What steps do I need to start with to attract money to this deal? 

I call those one and a half plexes.

Easiest is to simply divide it by the number of people for anything that is variable (eg heat, electricity). 

Normal or not, here we are and money is basically free right now, which is half of the equation in most deals. 

Or borrow against your own home to come up with your half of the cash needed to pay her.
