You will need to use an agent if the property is listed on the MLS only because they would have to submit your offer, but if you are paying cash for properties and a seller contacts you directly then draft up a purchase contract that you have an attorney review, then send it over to a reputable title company to handle the transaction.

But for title work, spend $100 for an online Abstracting class and learn how to do it, and where the info is, i can generally go back quite aways in my counties from my recliner. worth the knowledge. 

Generally speaking, a person may bring an action for defamation when false statements are being published online, and they are suffering harm from those statements.

As far as the tenant screening goes, i know there are various online resources, any recommendations?

I just wish I could find one that was specifically for tracking properties I've looked at on line.
